Edyn Real Estate looks at the Monona homes sold, active, pending, expired in the last 3 months.

What is going on in the Monona real estate market?
How we calculate the data:
- How many homes are selling in a month?
- Based on the current active inventory, what is the absorption rate?
So the average home sales in Monona is 6 a month.
- 6 total sales since August 1st.
There are 43 current active listings for sale in Monona. If we said no more listings are allowed to come on the market, with an average of 6 selling a month, it would take 7.2 months to absorb the existing inventory.How we define markets?
· Seller’s Market
· Balance Market
- Existing inventory of 6-12 months
· Buyer’s Market
- Existing inventory of 12 months or longer

You can catch a good view of the downtown Madison skyline in Monona.
Today I walked down to the waterfront on Lake Monona in the Wyldhaven Park. Wyldhaven is waterfront park located on Tonyawatha Trail in the city of Monona. Monona has many of these little waterfront parks all over, some on Tonyawatha, some on Winnequah.

I took these photos from the Winnequah Trail boat launch in Monona. The water level is still very high on Lake Monona and I had to wade through some water just to get the peir.

Looking at the real estate market activity since June 1st, for Monona, Wisconsin.

What is the holding inventory or absorption rate in Monona right now? How long would it take to sell a home?
How we calculate the data:
- How many homes are selling in a month?
- Based on the current active inventory, how long would it take to sell?
So the average home sales in Monona is 6 a month.
- 18 total sales since June 1st.
There are 55 current active listings for sale in Monona. If we said no more listings are allowed to come on the market, with an average of 6 selling a month, it would take 9.16 months to absorb the existing inventory.
This means Monona is a transitional/equal market and probably one of the more balanced real estate markets in Dane County right now. We had mentioned in the Monona Trending Report Blog that the Monona real estate market looked fairly healthy. The one thing that might scares us a bit though is the 1 pending, or homes that have an accepted offer to purchase (a future sale). But honestly, that could just be Realtors not turning their paperwork in on time.

Looking at the last five years of the Monona real estate market.
We looked at total number of single family homes that had been listedin Monona starting at January 1st, 07 thru to today. We then looked at the total number of single family homes that had sold in Monona in that same time period.
The Monona real estate market is one of the more stable real estate markets around the Madison area right now. Actual real estate sales are off a bit from the peak in 2004. Real estate listing and inventory is up, but not as much as some of the other Dane County communities. Based on these stats the Monona real estate market appears fairly healthy.
