Monona market activity november 2007

What is going on in the Monona real estate market?

How we calculate the data:

  • How many homes are selling in a month?
  • Based on the current active inventory, what is the absorption rate?

So the average home sales in Monona is 6 a month.

  • 6 total sales since August 1st.

There are 43 current active listings for sale in Monona. If we said no more listings are allowed to come on the market, with an average of  6 selling a month, it would take 7.2 months to absorb the existing inventory. How we define markets?

·         Seller’s Market

  • Existing inventory of 6 months or less

·         Balance Market

  • Existing inventory of 6-12 months

·         Buyer’s Market

Wyldhaven Park Off Tonyawatha Trail on Lake Monona

You can catch a good view of the downtown Madison skyline in Monona.

Today I walked down to the waterfront on Lake Monona in the Wyldhaven Park. Wyldhaven is waterfront park located on Tonyawatha Trail in the city of Monona. Monona has many of these little waterfront parks all over, some on Tonyawatha, some on Winnequah.

Monona Wisconsin City Trash & Recycle Pick Up

The City of Monona is not playing around when it comes to pick up trash.

The City of Madison just got new refuse bins with instructions from Mayor Dave, while our recycle cart in Monona is demanding more space from us.

Blog Material 047

Anyone looking at real estate and thinking about moving into the Monona area should know how moody and distant your recycle bins can become at times.

At The Gardyn we wrote about our recycle bins,

When we moved into our house in Monona, we didn’t get an instruction manual like Mayor Dave supplied the Madison residents with their new trash bins. We made the mistake of placing our recycle cart to close to our trash bin! Ooopsie Daisie!

This lead to some drama. We got a cool, bright, yellow sticker on our recycle cart explaining that our cart felt crowded, needed some space to think things over and wasn’t sure what it wanted right now. It still really cares for us and loves us, but is just confused. It just needs some space.

Fed Funds Rate and Discount Rate Drop By 1/2 point

fed ratesA rate cut was expected today, but the aggressive .50% rate in both the Federal Funds Rate and the Discount Rate surprised many, including myself. The Federal Reserve lowered its benchmark interest rate by a half point to 4.75 percent, this is the first Fed rate cut in four years!

We wrote more about the rate cuts, the stock market and the housing market at our main blog, The Gardyn.

I have talked in past the housing market in Madison is slowing more on psychological reasons, instead of a fundamental reasons. This will probably help many buyers that are sitting on the fence start get more serious.

Monona Real Estate Market Activity

Looking at the real estate market activity since June 1st, for Monona, Wisconsin.

Monona Market activity, 3 months. sept. 07

What is the holding inventory or absorption rate in Monona right now? How long would it take to sell a home?

How we calculate the data:

  • How many homes are selling in a month?
  • Based on the current active inventory, how long would it take to sell?

So the average home sales in Monona is 6 a month.

  • 18 total sales since June 1st.

There are 55 current active listings for sale in Monona. If we said no more listings are allowed to come on the market, with an average of 6 selling a month, it would take 9.16 months to absorb the existing inventory.

This means Monona is a transitional/equal market and probably one of the more balanced real estate markets in Dane County right now. We had mentioned in the Monona Trending Report Blog that the Monona real estate market looked fairly healthy. The one thing that might scares us a bit though is the 1 pending, or homes that have an accepted offer to purchase (a future sale). But honestly, that could just be Realtors not turning their paperwork in on time.

Monona Market Trends Sept. 07 We looked at total number of single family homes that had been listedin Monona starting at January 1st, 07 thru to today. We then looked at the total number of single family homes that had sold in Monona in that same time period.

The Monona real estate market is one of the more stable real estate markets around the Madison area right now. Actual real estate sales are off a bit from the peak in 2004. Real estate listing and inventory is up, but not as much as some of the other Dane County communities. Based on these stats the Monona real estate market appears fairly healthy.

*These stats only represent single family homes and do not condo data
